Reservation & Payments
Reservations must be paid in full at the time of booking. Nightly rates are subject to change depending on the time of year.

What is the minimum rental age?
The guest making the reservation must be at least 25 years of age. This guest assumes all responsibility and sole liability for any loss, injury, or accident suffered by all guests in your party while on the premises and for any damage or injury caused to the property or other persons. The booking guest acknowledges each cabin’s maximum capacity. We do not allow additional guests beyond this amount. Additional guests beyond our maximum capacity can result in being asked to leave the premises without refund. Third party bookings (reserving the cabin for someone else to
stay) is strictly prohibited.

Do you require a deposit?
We do not require a security deposit; however, the reserving guest is required to sign a rental agreement to acknowledge they are solely responsible for any damage occurring during their stay and will accept additional charges should there be any.

What is your cancellation policy?
Guests will receive a full refund (with the exception of the 3% credit card processing fee) if the booking is canceled, in writing, within 48 hours of booking and at least 30 full days prior to reservation date. Guests will receive a 50% refund for bookings canceled, in writing, more 30 days prior to reservation date. Reservations cancelled within 30 days of the reservation date are not eligible for refunds.
Hills Ohio reserves the right to cancel a booking should the property become uninhabitable for any reason. We will not allow guests to stay if the condition of the cabin is dangerous or not fully operational both for your safety and ours. In this instance, the guest will receive a full refund.​

What fees are included?
A nightly lodging fee of 7.25% (sales tax), local fee of 6% (local lodging tax), channel fees (if applicable) and cleaning fees apply to each reservation.

What is the check-in and check-out time procedure?
Contact-free check-in is from 4:00 PM to 9:00 PM. You will be sent a digital welcome guide, that includes your door code, before your scheduled arrival date.
We ask that you check-out no later than 11:00 AM on the scheduled day. We cannot accommodate late checkouts due to our cleaning schedule and turnover for our next guests.

Are pets allowed?
To maintain the cleanliness, safety, and comfort of our properties, Hills Ohio enforces a strict no pet policy. No pets of any kind are permitted on the premises at any time. This policy is in place to prevent potential damage to the property, avoid allergens, and ensure a hygienic living environment. Tenants found violating this policy will be subject to immediate penalties, including potential eviction and liability for any damages caused by the presence of pets.

What is the policy on noise and parties?
Parties are not permitted on the property without our prior authorization. We kindly ask noise is kept at reasonable levels.

How do I handle garbage and recycling?
Hills Ohio requires guests to take their trash and recyclables to the designated area outside the cabin. We ask you don't leave any unprotected trash or leftover food items outside of the cabin that can draw the attention of the surrounding wildlife. Please be mindful not to overfill the trash receptacles; receptacle lids should be fully closed.

Is there cell phone reception and internet access?
Yes, internet access is available. Cell service can vary based on signal strength. Please be prepared to experience no cellular service during your stay on the property.

What activities are available nearby?
Hocking Hills offers many attractions including state parks, national forests, hiking trails, caves, canoeing, adventure parks, zip-lining, rock climbing, horse trails, as well as year-round festivals, restaurants/bars, winery and brewery events.

Are the cabins and property child-friendly?
Guests of all ages are welcome, however neither the cabins nor the property have been child-proofed. It is important for children to be supervised during their stay, especially around any fire feature and while exploring the natural terrain outside. There are fire features, ungated hot tubs, second-story decks, bunk beds, as well as natural areas on the property that require direct adult supervision.

What should I bring with me?
The cabin is equipped with many amenities to make your stay more comfortable. With that said, we do encourage you to bring your own personal items to get you through your stay. Starter amenities are provided and are meant to get you through the first day of your stay. They include bar soap, shampoo, conditioner, and lotion. Please note we do not keep food products in the home.

What if I encounter an issue during my stay?
Please contact the host if an issue arises during your stay with us. We will do everything in our power to remedy the situation to make your stay with us as enjoyable as possible. We ask that all potential guests recognize our cabins are in close proximity to state parks and rural, off-grid areas. This; on rare occasions, leads to intermittent loss of internet services and/or wildlife/insects on property. We take every precaution to ensure all issues are taken care of; however, we do not offer refunds for these types of instances. Upon booking our properties, you agree to hold land/property owners harmless if such/like issues arise.

Are there any local wildlife considerations?
Guests are advised that the cabin is located in a natural setting where encounters with wildlife are possible. To ensure your safety and the protection of local wildlife, please adhere to the following guidelines:

Do Not Feed Wildlife: Feeding animals can be dangerous and is prohibited.

Secure Food and Trash: Store food and dispose of trash in designated, secure containers to avoid attracting animals.

Stay Alert: Be aware of your surroundings, especially at dawn and dusk when wildlife is most active.

Keep a Safe Distance: If you encounter wildlife, maintain a safe distance and do not attempt to approach or interact with the animals.

Supervise Pets and Children: Ensure pets and children are supervised at all times when outside the cabin.

Can I hunt on the property?
Hunting is strictly prohibited on the cabin property and surrounding areas to ensure the safety of all guests and to protect the local wildlife. Violations of this policy will result in immediate eviction and potential legal action. We encourage guests to enjoy wildlife through observation and photography, respecting the animals and their habitat at all times.
